2GR Equity is a private equity real estate investment firm based in Dallas/Fort Worth. Formed in 2011, 2GR manages a family of diversified real estate funds and has invested in properties with a total capitalization of more than $370 million.
2GR strives to invest with best in class sponsors operating across the major commercial real estate asset types in Texas. The company offers the choice of investments in single property assets and/or diversified real estate funds, both with reasonable investment minimums starting at $25,000.
The company sources capital primarily through SEC Registered Investment Advisors, Family Offices and direct relationships with high net worth individuals that meet the SEC accredited investor standard. 2GR works with several nationally recognized custodians that allow self-directed IRA investments into 2GR Equity offerings.
2GR Equity sources commercial real estate investment opportunities that require between $3 and $10 million of equity. This middle market is underserved in the commercial real estate industry. Projects that fall in this range of equity need are typically more than most sponsors can arrange through friends and family. At the same time, large institutional investors like pension funds and insurance companies, have investment minimums in the $20 million range.
The principals of 2GR Equity have spent their entire professional careers, spanning almost three decades, working in the commercial real estate and investment industries within the state of Texas. Over that time the firm has established relationships with developers, sponsors, lenders, brokers, attorneys and other commercial real estate professionals that present unique investment opportunities that are not available to the public. A majority of the firm’s investments have been made with sponsors that 2GR has partnered with on multiple occasions.
2GR Equity strictly invests within the state of Texas*. By limiting our geographic focus the firm is able to utilize long standing relationships and knowledge of the markets to select opportunities that we feel are worthy of investment.
*2GR will on occasion invest outside of Texas in cases where a sponsor presents build-to-suit opportunities with credit worthy tenants. Example: 2GR invested in a build-to-suit for LA Fitness in Little Rock, Arkansas.
ALIGNMENT OF INTEREST
The principals at 2GR Equity work diligently to align our investors’ interests with 2GR principals and the sponsors that we invest with. This alignment of interest is accomplished through ensuring that investors receive a preferred return and a return of original capital prior to the sponsor or 2GR principals sharing in profits.
