MAJORITY JV EQUITY PARTNER
2GR partners with experienced developers and sponsors as the majority equity investor in development and value-add acquisitions, typically providing up to 90% of the required equity. Our operating partners retain responsibility for day-to-day execution while 2GR provides capital, investment oversight and strategic support.
RELATIONSHIP DRIVEN SOURCING
Long-standing relationships with developers, sponsors, lenders, brokers and other industry professionals provide 2GR access to opportunities that are often sourced outside broadly marketed processes. Many investments are made alongside sponsors with whom the firm has successfully partnered before.
INDEPENDENT UNDERWRITING
2GR independently evaluates each opportunity from an investor’s perspective, underwriting the sponsor, market, business plan, capital structure and projected returns. Our broad experience across commercial real estate allows us to evaluate opportunities across property types and investment strategies.
ALIGNMENT AND OVERSIGHT
2GR invests alongside its investors and structures investments to prioritize investor returns. Following closing, 2GR remains actively involved in monitoring performance, financial reporting and progress toward the original business plan throughout the life of the investment.

Geographic Focus – Texas and select growth markets; build-to-suit opportunities considered nationally
Asset Types – Multifamily, industrial, office, retail, self-storage, senior housing, student housing, medical office and hospitality
Equity Investment – $3 to $10 million
Targeted Returns – 8%+ average annual yield; mid-teens+ IRR; 1.5x+ equity multiple
Target Hold Period – 2 to 5 years
Closing Timeframe – 30 to 45 days
